Membership Options

Membership

 

Lot Licensees

 

An individual may become a Lot Licensee if they:

  • are not less than the age of majority;

  • are a Lutheran Church Member and submit a letter from his/her pastor, confirming such to the Board;

  • sign a License to Use which is also then signed by the Association;

  • pay the Lot License Deposit and the Power System Deposit;

  • pay the Lot License Fee and all other fees, taxes and charges due to the Association;

  • have no outstanding financial balance owing to the Association; and

  • are a Canadian citizen or have their Canadian permanent residency.

 

Seasonal Members

 

An individual may become a Seasonal Member if they:

  • are not less than the age of majority;

  • are Lutheran Church Member and submit a letter from their pastor, confirming such to the Board;

  • sign a Seasonal Lot License Agreement which is also then signed by the Association;

  • pay the Seasonal Lot Security Deposit;

  • pay the Seasonal Membership Amount and all other fees and charges due to the Association;

  • have no outstanding financial balance owing to the Association; and

  • are a Canadian citizen or have their Canadian permanent residency.

Member Lots

 

Licensed Lots

The community at Camp Koinonia is made up of Lutheran Christians who meet the Association’s criteria for membership (as noted above).

​

Those who are eligible for membership in the Lutheran Camp Association are invited to apply for a License to Use a lot at Camp Koinonia.

​

Licenses to Use are issued for lots that may be used for tenting, for RVs, for placement of mobile homes, modular homes or Park Models, or for construction of cabins.

​

Seasonal Lots

Seasonal Lot License Agreements are issued on an annual basis for smaller lots that may be used for tenting or for a mobile RV. 

​

Licenses to Use

 

Members who are issued a License to Use are able to use their Licensed Lots for tenting, RVs, or construction or placement of a cabin or mobile home (subject to the County’s Bylaws as well as the Association’s Bylaws, policies, and procedures).

Members of the Association who hold Licenses to Use (Lot Licensees) and are Members in Good Standing of the Association are eligible to stand for election to the Association’s Board of Directors. All prospective Lot Licensees must submit a Pastoral Letter confirming that they are active members of a Lutheran church prior to being approved for a license by the Association’s Board of Directors.

 

Lot Licensees do not own their lots, but they do own any improvements (cabins, sheds or other buildings, fire pits, etc.) that are placed or constructed on them.

 

Upon deciding to leave the Association, Lot Licensees can choose to either remove their improvements from the Camp property or sell them to another individual who qualifies for membership in the Association.

As per County regulation, all Licensed Lots that will host a regularly used living quarters of any type (including RVs and camper vans) must have a holding tank installed prior to use.

Licensed Lot Fees​

 

Current fees payable to the Association upon being issued a License to Use include:

​

  • Lot License Deposit (refundable): $ 3,000 (one-time)

​

  • Lot License Fee (non-refundable): $ 3,000 (one-time)

​

  • Power System Deposit (refundable on a straight-line depreciation over 40 years): $6,000 (one-time)

​

  • Annual levies, fees and taxes:                   $2,375 (average; power fees not included)

 

Please note that when the improvements on a licensed lot are sold, the amount paid to a current Lot Licensee for their improvements is a separate transaction solely between the Lot Licensee and the purchaser of said improvements, and does not include any of the fees that are payable to the Association.

Seasonal Lot Licenses​

 

The Camp includes an area with smaller lots that are available for use on an annual basis by those who meet the Association’s membership requirements.

​

All prospective Seasonal Members must submit a Pastoral Letter confirming that they are active members of a Lutheran congregation prior to being approved for a license by the Association’s Board of Directors.

​

Large enough for tents and many RVs, these lots are also equipped with water and 30 Amp power.

​

As per County Bylaws, an RV on a Seasonal Lot must have an operational holding tank for sewage and greywater.

Seasonal Lot License Fees

​

Seasonal Lot fees vary, based primarily on the square footage of each Seasonal Lot. Lakefront Seasonal Lots (Lots 204–208) also have a $300 lakefront surcharge added to their fees.

​

In addition, there is a one-time $500 Security

 Deposit that must be paid upon signing your first Seasonal Lot License Agreement.
